Japan's residential property market presents a structural financing gap. Domestic banks will not lend on properties over twenty years old, on distressed or rural assets, or to non-resident foreign nationals, regardless of creditworthiness. This leaves a large and growing segment of the market entirely unserved.

Japan Property Finance is purpose-built to operate as a licensed Japanese money lending business (貸金業者)* and originate mortgage loans on Japanese residential property, applying institutional-grade underwriting to a market that has never had access to it.

Japanese banks routinely decline foreign applicants, regardless of income or assets, and will not lend on older or rural properties. Banks in the borrower's home country will not lend against property held in a foreign jurisdiction. We are establishing a specialist lending facility to serve exactly this market.

Japan faces a well-documented vacancy crisis. There are an estimated nine million vacant properties across the country: akiya that sit empty, deteriorating, and beyond the reach of domestic finance. In rural towns and smaller cities, entire neighbourhoods are hollowing out as younger generations leave and properties pass out of productive use.

Japan Property Finance operates at the intersection of this problem and a growing pool of foreign nationals who want to buy, renovate, and inhabit these properties. Many of our borrowers intend to live in, restore, and become part of the communities they invest in. Others are investors who see value in bringing vacant properties back into productive use. Both are welcome.

Japan Property Finance is founded by a quantitative finance professional with eighteen years at Goldman Sachs, Systematica Investments, and Millennium Management, holding a PhD in Computer Science, a PostDoc in Machine Learning, and a Professional Certificate in AI from Stanford University.
